Tax deed investing moves fast. At auction, investors have minutes to evaluate a property — assess the purchase price, estimate rehab costs, project rental income or resale value, and decide whether the deal pencils out. The original Excel spreadsheet did these calculations well, but its static charts and manual data entry made it impractical for the speed of a live auction environment.
The investor had built sophisticated financial models: cash-on-cash return, cap rate, gross rent multiplier, net operating income, and total ROI over a configurable holding period. Each metric required inputs for purchase price, rehab costs, carrying costs, monthly rental income, property taxes, insurance, and management fees. In Excel, changing one variable meant waiting for the entire sheet to recalculate and manually scanning charts for the impact.
We rebuilt this as an interactive web application using ECharts for real-time visualizations. As the investor adjusts any input — say, dropping the purchase price by $5,000 or increasing the rehab estimate — every chart and metric updates instantly. The holding period analysis shows a month-by-month cash flow projection with cumulative returns, making the break-even point visually obvious. The responsive dashboard layout puts all critical numbers — ROI, cap rate, monthly cash flow, and total return — in a single view without scrolling.
The mobile-responsive design was essential for the auction use case. The investor now pulls up the tool on a tablet at live auctions, punches in the property details, and gets an instant visual assessment of whether the deal is worth bidding on.
